Open houses are a wonderful way of marketing yourself, marketing the home and networking with other agents as well as visitors.  How can you go wrong with an open house?

I read a post written by Norma Toering titled “A Good Agent Opens Doors And So Much More” and it brought to mind one of the reasons we like doing open house events every weekend.  Norma talks about doing open houses to provide information to potential buyers who are looking for a buyers’ agent to represent them.

We are listing agents and one of our bonuses in providing open house events every weekend is that we are constantly being “silently judged” by potential sellers.  They visit the open house and never discuss marketing their home.  They are grading our presentation of the subject property that we are holding open to the public with thoughts of hiring us to represent them. 

Visitors are not only potential buyers, but they are potential sellers.  These future clients want to make sure that the agent they are considering calling to list their home is qualified to do it properly.  What better test than to visit an open house and interview face to face!!!  It’s just like delivering an impromptu speech, if you’ve ever taken a speech class.  The answers need to roll off your tongue, just as the delivery of an impromptu speech needs to flow smoothly. 

The element of surprise can be a wonderful bonusIt happens to us all the time.  We mail free market analysis postcards, as well as open house postcards.  It’s an invitation for that potential seller to see us in action, as we represent another listing.  The potential seller will carefully examine the marketing materials, the attitude of the agent and the quality of the answers to their specific questions. 

Consider every conversation with an open house visitor an interviewThe more prepared we are to score highly on that interview, the more likely we are to be hired for the next listing.  There are many reasons to provide open house events.  Making it easy for the next seller to see us in action is an important one for us.  Is it for you?
