Having Your Cake And Eating It Too !!!

This was a great way for the Todaro Team to involve other agents from our firm who did not have much business at this time.  Now they will have clients to work and The Team will have proper coverage of the subdivisions.

The Todaro Team is made up of three full time agents, two of whom decided they did not want to participate in open house events or receive their portion of the commission that results from the closings of new construction.  They want to focus on resale properties.  To each their own!!!!  Lorraine Kuney and I are the new construction team of The Todaro Team. 

We have now created a new construction team for open house events, since we have them every weekend at three of the four subdivisions.  Lorraine can only be at one place at one time.  There have been so many licensed agents within our firm who do not have a following and have had to leave real estate in order to make an income.  They are just the people we need for our open house events. 

We decided to offer a flat fee of $50/hour which will give an agent $100 for manning our model condo for two hours on a Sunday.  We sent an email broadcast to everyone in the firm and the response was incredible.  We now have a commitment from several agents to man our open house events on the weekend.  That’s $200 for four hours of sitting in a luxury, furnished condo and making sure everyone signs in and receives our brochure of the subdivision.  Each agent will be appropriately trained and totally informed about the details of the subdivision to which each agent is assigned.  How easy is that??  Lorraine does all of the training and the follow up.  The agent on duty at each subdivision does no work other than to open the door and welcome the visitors and answer whatever questions are asked.    

They are very excited about the opportunity to make a few dollars, and we are thrilled with the idea of having a separately trained team for each of the subdivisions.  If the agent on site writes up a reservation, they will be paid a fee for selling the unit. 

I’ve always been a firm believer that if you continue to work, everything will come together.  Just don’t stop working.  New ideas will surface and more income will be made for all.  This is called “having your cake and eating it too”…. for all of those involved including me.
