When Is The Best Time to Sell My Franklin, MA Home?

As a 15 year Franklin, MA Realtor, I am routinely asked by homeowners when they should sell their home and if there is a best time of year to sell.  What these people really want to know, I believe, is what time of year will garner the highest price for their home.

There are different opinions about certain seasons being optimal for selling and other seasons being less convenient.  For example, some families will attest that trying to sell during the summer with kids home from school is very challenging in terms of keeping the home showing-ready.  I want to focus here on the benefits of reduced inventory for a prospective seller.

During a typical real estate year, the inventory of homes tends tolots of signs increase dramatically during March and April.  Sellers would have lots of competition with other sellers all vying for the same buyers. This year, however, has been very different in terms of inventory of available homes.  To date, excluding new construction, the Multiple Listing Service shows only 90 single family homes available in all price ranges in Franklin, MA.

What this severe shortage of available Franklin homes means to sellers is a golden opportunity!  This spring offers a massive number of buyers for each home out there. This has already become a multiple offer situation with several homes selling over their asking price for many lucky sellers.  Our Kelly & Colombo Team just had 5 offers on one of our listings with the home selling over asking price. 

If you are thinking of selling, now is the time to get the most buyer interest and therefore the highest price.  Unless, 50 homes suddenly go on the market in Franklin, MA, this may just be the best time to sell…
